The methodology had been forming for years before we gave it a name. Long before "BIM" became a buzzword, our designers were modeling homes in three dimensions — not as a marketing flourish, but because it was the only way to actually understand what we were about to build. The 2D drawing told you what should happen. The model told you what would happen.
In 2017 we made it official. We coined Project Management Modeling — PMM — to describe the way we'd been working: a unified process where architecture, design, engineering, construction, and client decisions all converged on a single coordinated model. The deliverable wasn't the drawing set. The deliverable was the model, and the home that came out of it.
Over the past decade, PMM has shaped projects like Mallard Lane, Storm Meadow, Tiger Road, Three Peaks, and Hamilton Creek. Each was its own design problem; each was solved through the same fundamental discipline. The Trilogy clients who've lived inside their virtual homes before walking the real ones describe the experience the same way every time: they knew what they were getting before we broke ground, because they had already lived in it.
It was while standing in a gallery in Hanoi one day that I learned to appreciate the true power of Trilogy's 3D modeling technology.
For a decade we ran the PMM process across four pieces of software that didn't talk to each other. Designers re-keyed selections from SketchUp into spreadsheets; project managers re-keyed those into Buildertrend; subs got the wrong version. PMM Tools is the bridge. Built in 2026 with AI assistance, it eliminates manual data entry across every handoff in our existing workflow — without forcing anyone to change the software they already use.

Most of our architectural partners work in Revit, but PMM is platform-agnostic. ArchiCAD, Vectorworks, Bentley, Rhino with IFC export — any tool that can produce a clean IFC file can feed PMM. The architect retains full ownership of their construction documents; PMM imports the intelligence of their model without disturbing the source.
For a decade the PMM process worked because our team made it work — manually carrying data across software that wouldn't talk to each other. The intelligence was always in the people, the methodology, and the model. In 2026 we partnered with AI to build the missing connective tissue: PMM Connection automates IFC tagging, PMM Horizon pushes the model to the Sheet on every save, PMM Relay auto-syncs to Buildertrend in the background. The methodology stayed. The friction disappeared.
