Once in the computer — to fully vet structure, finishes, and views, and to bring complete understanding to every line item. Then once again in the real world. By the time we break ground, the home has already been walked, approved, and value-engineered. Surprises don't survive the model.

The Role

The Architect.

They give the model its bones. Whether their authoritative drawings live in Revit, ArchiCAD, Vectorworks, or any other BIM platform, an IFC export becomes the structural foundation every other layer of intelligence rests on. They retain authorship of the construction documents; PMM gives them continuous clash detection and constructability feedback in return.

The Engineer.

Structural, mechanical, electrical, civil — engineering disciplines contribute their systems to the same coordinated model. Conflicts surface before construction, not after. When the architect or designer changes something upstream, the engineer sees it the moment it happens, not three weeks later in a drawing review.

The Interior Designer.

The PMM Coordinator.

The keeper of process integrity. On many projects this is the Project Manager wearing a second hat; on larger ones it's a dedicated role. The Coordinator owns the schema — making sure components are tagged correctly, attributes are consistent, and the data discipline that makes PMM work doesn't drift over time. They are the reason ten projects look like one.

The Builder.

Trilogy on the ground — sequencing the actual construction, coordinating trades, managing field conditions, holding the schedule. The Builder reads the model continuously: what's specified, what's been ordered, what's been changed since the last walkthrough. The model tells them what to build; their boots on the ground make it real.

The Subcontractor.

A roofer, a tile setter, a cabinet installer. They open the project link on their phone, search for their components, and see the spec, the photo, the price, and the install instructions — exactly what was approved, with no game of telephone in between. The same data the project manager sees, in their pocket, with no login required.

The Client.

The reason all of this exists. They walk through their home in VR before construction begins. They sign off on selections inside the model. They receive bi-weekly budget reports that show every line, every vendor, every dollar. They are not sold a finished product — they are partners in building it.

Ten years of building homes the right way.

The methodology had been forming for years before we gave it a name. Long before "BIM" became a buzzword, our designers were modeling homes in three dimensions — not as a marketing flourish, but because it was the only way to actually understand what we were about to build. The 2D drawing told you what should happen. The model told you what would happen.

In 2017 we made it official. We coined Project Management Modeling — PMM — to describe the way we'd been working: a unified process where architecture, design, engineering, construction, and client decisions all converged on a single coordinated model. The deliverable wasn't the drawing set. The deliverable was the model, and the home that came out of it.

Over the past decade, PMM has shaped projects like Mallard Lane, Storm Meadow, Tiger Road, Three Peaks, and Hamilton Creek. Each was its own design problem; each was solved through the same fundamental discipline. The Trilogy clients who've lived inside their virtual homes before walking the real ones describe the experience the same way every time: they knew what they were getting before we broke ground, because they had already lived in it.

For a decade we ran the PMM process across four pieces of software that didn't talk to each other. Designers re-keyed selections from SketchUp into spreadsheets; project managers re-keyed those into Buildertrend; subs got the wrong version. PMM Tools is the bridge. Built in 2026 with AI assistance, it eliminates manual data entry across every handoff in our existing workflow — without forcing anyone to change the software they already use.

Most of our architectural partners work in Revit, but PMM is platform-agnostic. ArchiCAD, Vectorworks, Bentley, Rhino with IFC export — any tool that can produce a clean IFC file can feed PMM. The architect retains full ownership of their construction documents; PMM imports the intelligence of their model without disturbing the source.

The methodology is ten years old. The bridges are new.

For a decade the PMM process worked because our team made it work — manually carrying data across software that wouldn't talk to each other. The intelligence was always in the people, the methodology, and the model. In 2026 we partnered with AI to build the missing connective tissue: PMM Connection automates IFC tagging, PMM Horizon pushes the model to the Sheet on every save, PMM Relay auto-syncs to Buildertrend in the background. The methodology stayed. The friction disappeared.
